Deposit
A security deposit may be required at time of
reservation
Payment in full is due at time of reservation
Please notify owners of cancellation 30 days before
reservation time. If cancellation is done within
30 days of the reservation, a fee of 25% of the
deposit and a processing fee of $50.00 will be
charged.

Rules and Regulations
1) No Pets will be allowed.
2) No smoking will be permitted on premises.
3) All cleaning supplies will be furnished and
cottage should be left in clean condition.
4) Rental lease contract will be required to
signed (must be 25 years or older with a valid
drivers license).
5) The property is located on the river, therefore,
proper parental supervision is required at all
times.

Rate Periods:
LOW RATE DATES:
Require a minimum stay of 2 nights; applies to any
dates not specified as Mid or Holiday.
MID RATE DATES:
require a minimum stay of 2 nights; applies during
the following periods:
• Summer Season (the Tuesday after Memorial
Day through the Thursday before Labor Day, except
for 4th of July weekend)
• Ski Season (typically the 2nd weekend of
December through the middle or end of March, except
for the holiday dates, below, that fall within)
HOLIDAY RATE DATES:
require a minimum stay of 3 nights; applies during
the following periods:
• Martin Luther King Jr. weekend (Fri, Sat,
Sun nights)
• Presidents’ weekend (Fri, Sat Sun
nights)
• Good Friday through Easter Sunday (Fri,
Sat, Sun nights)
• James Madison University Graduation (Thurs,
Fri, Sat, Sun nights)
• Memorial Day weekend (Fri, Sat, Sun nights)
• 4th of July weekend(Fri, Sat, Sun nights)
• Labor Day weekend (Fri, Sat, Sun nights)
• Thanksgiving (Thurs, Fri, Sat, Sun nights)
• Christmas Eve through New Years Day
